The apartment will be fully cleaned, carpets will be cleaned or replaced as necessary, any necessary painting will be complete, and we will check and repair anything that requires maintenance to ensure a clean, well functioning home ready for you!
No, you may grant maintenance permission to enter so we can complete repairs whether you are present or not. You are also welcome to schedule an appointment if you wish to be present.
Yes, our maintenance team is on-site during business hours for any repairs that may be needed in your apartment home. If you have an after hours maintenance emergency you can call (775) 636-3405 to reach our on-call maintenance technician.
During business hours you can call the leasing office at (775) 348-2400 and we would be happy to handle your request. After hours call (775) 636-3405 to reach our on-call maintenance technician.
If you are locked out of your apartment during business hours we can provide you with a key. After business hours you will need to call a locksmith.
One covered parking spot is reserved for each apartment. Uncovered spots are first come, first served. We have a designated area for oversized vehicle parking.
Manzanita Gate offers fantastic amenities that are complimentary for our residents. These include: clubhouse with full kitchen, fireplace and cable television, outdoor seasonal heated pool, year-round outdoor hot tub, business center, gift wrapping station, 24 hour fitness center, barbeque and seating area, and complimentary wi-fi service throughout the amenities.
The pool and spa area is open 7 days a week from 9 AM to 10 PM.
Yes, we have a two pet maximum. Breed restrictions apply.
Fridge/Freezer with ice maker, dishwasher, oven/stove, and full-size washer and dryer are included in every apartment home.
No, we do not offer furnished apartments but we recommend CORT for rental furniture.
Applications will typically take a couple of hours to go through screening. On weekends systems may be slower.
Your move-in payment must be paid in the form of a Cashier's Check or Money Order. After you have moved in we can accept payments online via credit/debit card or bank account. We do not accept cash.
Yes, $100,000 personal liability is required and all adult occupants must be covered. Provide your renter's insurance Declaration Page prior to move in.
You may use Charter Spectrum or AT&T.
For early termination we require a 30 Day Notice to Vacate and a lease break fee equivalent to two month's rent.
You will need to call NV Energy or visit their website to start service. Water, Sewer, and Trash is already set up for you.
No utilities are included in the rent.
Yes, there is a city bus stop in front of the library. Uber, Lyft, and Taxi Cabs also service the area.
Manzanita Gate is located within Washoe County School District.
